Zoning Districts
As you drive around the Village, you can see that different areas have unique characteristics. Some areas have predominantly residential uses, while others may host commercial or industrial uses. The Village has adopted a zoning map that depicts where these areas are located.
Base zoning districts divide the Village into broad categories, including agricultural, residential, commercial, industrial, and other areas. Some of those broad categories may be further classified based on the density of residential units, for example, or the intensity of commercial and industrial uses.
In simple terms, base zoning districts are the “where” in a zoning code and land uses are the “what.”
Overlay Districts In addition to the base zoning districts, overlay zoning districts are established to account for unique conditions or requirements. As the name suggests, these districts rest on top of the base zoning districts. They are commonly used to place additional requirements on new development or further limit what can happen within an overlay district.
Other Map Features The interactive zoning map may also show other kinds of map features that are not specifically related to the zoning code, but may relate to the land development process.
